and Kitchen space.
All
flooring at this level is in grès porcellenato,
a variation of terracotta which does not stain with olive
oil spillage.
The
spacious Kitchen comprises very fine wooden units and matching
furniture in colour carta zucchero (including traditional
madia used in past times for bread-making). Kitchen comprises
fridge-freezer, gas hob and electric fan oven, dish-washer and
table with four chairs.
The
Entrance-Hall is a relaxing and private space in which to receive
callers.
The
Guest Bathroom comprises a crystal shower unit and is dressed
in local travertine stone. Flooring in grès
porcellenato. Attractively proportioned windows to the back
of the property, one of which lights this bathroom, are characteristic
of original features retained in this house.
FIRST
FLOOR :
Library / Sitting Room with Fireplace
An
illuminated stairway leads to this level.
Two
south-facing windows bathe this room in light. The room is also
lit from the back of the building.
Bookshelves
constructed on either side of the fireplace are a feature of
this room. These free-standing shelves are unusual in that they
have been constructed in the Florentine tradition, using rods
of iron drilled deep into the outside wall, making this shelving
suitable for very heavy tomes.
Included
in sale are the L-shaped five-seater divano-letto (matrimonial-bed
/ couch) and two Art Deco armchairs (newly upholstered) which
at present are located in the Dining Room downstairs.
Parquet
flooring. Drapes and blinds are included along with appliqués
which provide soft lighting in this most elegant of rooms.
SECOND
FLOOR :
Master
Bedroom, Bathroom en-suite, Illuminated Fitted Wardrobes. Pitched-roof
wooden-beamed ceilings.
An
illuminated stairway leads to this highest level. Parquet flooring,
except in bathroom which is floored and dressed in travertine.
The
bedroom is a delightfully bright space illuminated by four windows
- two to the front which are south-facing, and two smaller mediaeval-size
windows, characteristic of the borough. This level of the house
is completely detached. (The attaching house comprises just
two storeys.)
All
furnishings are included comprising elegant Venge bedroom suite
(large matrimonial bed, two bedside lockers, large bedroom chest
of drawers). One corner of the room comprises four-door illuminated
fitted wardrobes. Drapes and blinds included.
Bathroom
features a large round bath doubling as luxurious shower space,
along with several crystal-shelf fittings. A high wooden-beamed
ceiling comprises velux window. Flooring and walls dressed in
travertine. All light and crystal fittings included.
LOWEST
LEVEL :
Dining
Room with Fireplace, Utility Room
The
lowest level, only visible outside the house from the back,
originally served as stalls where animals were sheltered at
night. This last detail may be remarkably observed in the now-visible
excavated columns which contain tiny niches where once were
placed holy images or relics for the protection of animals.
The
room is lit by a large window which gives onto street level.
Two small windows with travertine-surrounds light the stairway.
Ceiling
is wooden-beamed and brick-inlaid.
Stone
walls at this level and flooring is in grès porcellenato.
Unique
round-faced Fireplace.
This
is a beautiful space, rich in natural warm stone colours, columns,
arches and beams, nooks and niches - a treasure to those who
appreciate fine architectural detail.

Deco Suite (geometric design) comprising two-seater, two easy-chairs
and pouffe, included. Also included two Art Deco armchairs (newly
upholstered).

Room comprises Miele washing machine, wash-hand basin and laundry
storage space, boiler for gas-fired central heating system.
