MAIN
HOUSE . . .
Local
Area
The
Main House (approximately 300sqm internally)
This
former farmhouse has been converted as a lovely warm family house
and has a homely feel about it from the minute you walk through
the original front door. The renovation was carried out with sympathy
to rustic Tuscan style as the first criteria.

Approached
from opposite the south-facing sun terrace, the front door opens
into a hall with staircase to the first floor and with the rustic
fully beamed width farmhouse kitchen, 7.5m x 4m on the left, which
has been beautifully restored with original wooden beams arches
and terracotta tiled ceilings and floors. The open plan kitchen
leads into the large open plan sitting room, approximately 8m x
5m, with a brick surrounded, double aspect, wood-burning state
of the art fireplace as the centre feature. Pass this room
and you move into the chillin Moroccan room, again approximately
8m x 4m with full height windows throughout. To the right of the
entrance hallway is a 4m x 4m study / office with a separate WC
with wash hand-basin, with glazed windows to the south and east.
From
the kitchen, you follow through into the utility / laundry room,
4m x 4m and also a well-appointed small larder / pantry, with two
doors out into the garden areas and other buildings.
The
ground floor rooms all enjoy south facing views with numerous windows
and doors throughout giving access to the garden and outdoor areas,
a must for those Tuscan summers.

The
bricked walled and terracotta staircase leads to a top hall, which
to the right is the entrance to the master bedroom suite (8m x 4m),
with south and east facing windows, dressing area with large storage
and an en suite bathroom incorporating a luxury roll top bath and
large shower area. Opposite this is a first floor living room/overflow
bedroom, with a wood-burning stove. This first floor sitting room,
4m x 4.5m has high arched and beamed ceilings, brick walls and leads
to a long corridor off which are two double bedrooms each about
4m x 3.3m, one with a walk in cupboard. Next a large main bathroom
again incorporating a luxury roll top bath and a large shower area,
plus his and her sinks, also about 4m x 3.3m with high quality fittings
throughout. The corridor leads onto a full width studio, currently
a main bedroom, 8m x 4m. The studio bedroom is double height, fully
beamed and bricked walls, enjoys a wood-burning stove that leads
out onto a small caste iron breakfast balcony with an external cast
iron spiral staircase adorned with climbing roses, overlooking the
pool and most garden areas.
